well, for people with friends, it's just another reason to hang out and have a good time and celebrate good things happening in the lives of people they care about.
If you have good friends, they'll bring more beer and wine than will get consumed at the event. And then your house is stocked for a while! Wait for the 40% price drop, buy a place, then host your party!

Now look at it from Jamins point of view. If you don't have friends, what's the point...
Uh... The point is to party. If you personally don't enjoy parties, that's on you, but most people party because it's fun. Most people don't even pretend to have a reason to party other than to party itself. A housewarming party at least gives people a new destination and new talking points. Also new rooms to do "stuff".
A reason to share your life with your friends. We call it being social. Your friends have friends and they might bring one of their friends with them who mighr be that chick youve been staring at from across the bar.
You should be “Larry David-maxing” and make these kinds of observations in social situations. Go on a little rant about them. You have to be doing this sort of thing constantly. I guarantee that this will work for whatever goal you’re trying to achieve.
Only makes sense he would buy a house at the top of the market 🤣
Hard to know this but …If the government can’t get inflation under better control (and so far it cannot), and rents in major job centers continue to go up, then I think it’s not at the top of the market
