It's because that house is near a rocky trail and far from anything cool. I guess it's about 0.5 mi from Upslope's original taproom. You could probably bike to a handful of restaurants and bars.
It is warm-up distance to Centennial Middle School's infamous track. Otherwise, it's a cul-de-sac suburban neighborhood right behind a warehouse district and the homeless shelter. The strip club that was up there closed down and was razed to put up condos, so you don't even have that.

Counting on getting to bidding contest so original list price is merely a suggestion. With 500+ homes burned in fire, those people who were originally out of the housing market are now in with insurance checks in hand.

Great location if you're a cyclist, though. 5 mile warmup and you start your 17 mile climb, or head up Lee Hill Rd to start the climb right away. Also, that's a gravel trail, not rocky except for a short section.
Simply put, it's stupidly overpriced like the rest of Boulder. Amazing how much people will pay thru hype. One day, sooner than later, they will collapse bigtime. Wait for it;)

And even prior to the fire the housing market is so seller-friendly that most homes are going within a few days, and 10-15% over the asking price if not a full bidding war. As you said, the glut of those left homeless by the fire (991 houses and businesses) have left things even crazier.

Glad to see Jamin coming out strong for a massive investment in public housing to help drive down the astronomical price of housing in the US. Just need clarity on whether Jamin supports funding public housing through a billionaires tax or the repeal of the Trump tax break or both.
Have you made an offer on it yet? Glad to hear you are getting out of Seattle. It is a toxic place for you. Texas or Florida would be best for you, but Colorado might be an improvement. Colorado Springs might be better than Boulder for you, though.

I'm impressed if that's a new build. Those trees are huge, I've never seen a new construction done between mature trees.
How is Boulder any different than Seattle? It's really the same people: liberals with money, status seekers and flexors, pretentious trend followers, and the local religion is environmentalism and social justice. The housing is very overpriced and Boulder is an "It!" town that shows no signs of slowing down. You will need a least a year to adapt to altitude and you will be even less a factor in local races given the number of CU grads, talented sub elites, and elites that call the place home.
As another poster stated, you would be moving to a new city but still eating and drinking alone in a sea of attractive, ambitious, and accomplished people seeking the same. What do you gain? I would think that Colorado Springs, Boise, or Salt Lake is more suited to you for western locales. Nashville, Charlotte, or Jacksonville seems more you if you want to move east.
