I've owned 2 homes:
Ohio: 1600 SF on a tiny lot less than 2000 SF.
Arizona: 5200 SF on 35,000 SF lot.
I pay less in property taxes for my AZ home.
At my first home(Ohio), roads were garbage. Public schools were terrible. Public services were ok, nothing special. Property taxes were very high plus there was an additional CITY income tax(still blown away this exists) on top of state federal taxes.
I then moved to a very nice Phoenix suburb with excellent schools, pristine roads, great parks and great public services. Property taxes are less than a 1/3 in AZ of what they are in OH. Plus no city tax. Somehow everything is far better here. I still can't figure out where all that money goes in Ohio. The return on investment is comically bad.
